Moving out on your own can be stressful for both students and parents. Here’s what you can expect in each step of the rental process.

Requirements for rental application
- Each person 18 years or older who will be residing in the property must fill out the rental application completely. All residents will be on one lease.
- A $50 application fee is required per application. This fee is non-refundable.
- A copy of a photo ID (driver’s license, military ID) must be submitted.
- Income verification is required.
- If employed, you will need to submit a copy of one month of pay stubs.
- If self-employed, you will need to submit a copy of your income tax return from last year and documentation of the current year. (i.e., P & L, receipts, etc.).
- If student or income is insufficient, one or more co-signers are required. Some groups have 1 co-signer, others prefer a co-signer for every tenant.
Co-signers must include a copy of their photo ID. Co-signers do not need to fill out a separate application.
- Applications are processed/accepted/rejected typically within 48 hours of receipt.
- Once applications are approved, the lease must be signed by all residents and co-signers within 3 days or we move on to the next applicants.
- Lease is sent electronically via DocuSign to the email listed on the application.
- Security deposit of one month rent is due at the time of lease signing.
- 1st month rent is required one month before lease starts.
- Renters insurance must be acquired by at least one tenant and proof provided by move-in date.
Move-In
We are less than 30 days from lease start so please look for venmo requests later today for prorated 1st month rent (August). It is common to request 1st months rent when the lease is signed but we wait until 30 days to reduce the one time payment.
Please let us know when you expect the first person to arrive on or after Thursday August 3rd. We will have a lockbox ready and will provide all keys at that time.
You’ll want to schedule TECO energy to get electric in your name on August 3rd. All appliances are electric and not natural gas.

Also, start service for utilities (garbage, water, sewer) with the City of Tampa. They come for garbage only (blue bin) on Tuesday and both Garbage and Recycling (green bin) on Friday.

The most common choices for internet are Spectrum (cable) and Frontier (fiber). They commonly run specials for discounted pricing on 12 month contracts.
The home is furnished but items that will not be provided include: TVs, covered trash can for kitchen, dishes and cooking supplies, desk chairs, linens, towels, bedroom trash cans, and cleaning supplies. Provided mattresses (3 queens and 1 full) will be enclosed in a waterproof zippered encasement. You will need to provide your own mattress pads, toppers, sheets, etc.
